Chelsea's early dominance was rewarded after just nine minutes when Enzo Fernandez netted his fourth goal of the season.
Pedro Neto, deployed as a striker, showcased his one-on-one ability against Ian Maatsen on the right wing before delivering a precise low cross.
Fernandez was perfectly positioned to tap home Neto's delivery in the six-yard box, giving the visitors a deserved lead.
The goal came moments after Trevoh Chalobah had been forced off with a back injury, with Tosin Adarabioyo entering the field as his replacement.
Villa drew level 12 minutes into the second half through Marco Asensio's first goal of the evening.

The initial celebrations were cut short as the referee signalled for offside, but VAR intervened to restore the equaliser.
Marcus Rashford, who had entered as a half-time substitute for Jacob Ramsey, was deemed onside at the far post when receiving Cash's cross.
The Manchester United loanee then found Asensio with a precise ball across the face of goal, allowing the Spaniard to hook home from close range.

The decisive moment came in the 89th minute when Asensio completed his brace following another Rashford assist.
The Spanish forward volleyed Rashford's lobbed pass from range, with Chelsea goalkeeper Filip Jorgensen appearing to have the shot covered.
However, in a costly error, the ball squirmed under Jorgensen's body and crossed the goal line to hand Villa all three points.
The late winner came from a quick corner routine, with Rashford finding an unmarked Asensio in the box for what proved to be the match-winning strike.
