Property prices are falling in the UK, but there are some cheap tricks that could increase the value

Homeowners will want to make sure they get the best possible price for their property.

While the market is tough, getting a good price is not impossible.


Speaking exclusively to GB News, property expert Jonathan Rolande shared some small updates that could make your home much more appealing.

He suggested some tweaks to improve the EPC rating. Doing so can increase the value of a property.

Jonathan explained: "With EPC, sometimes a few minor alterations can push your home up a band.

"Buyers look carefully at the EPC now thanks to high fuel costs, a few LED lightbulbs and some insulation might make all the difference."

A recent report suggested properties with an EPC rating of A or B sold for at least 14 per cent more than their equivalents.

The average UK property price was £287,546 as of June 2023, so a 14 per cent increase would be roughly £40,000.

Having this information easily available will be appealing when viewers stop by.

It is also worth having all receipts and certificates in order to give potential buyers peace of mind.

Jonathan continued: "Get all receipts and guarantees to hand and leave them out for viewers."

The expert suggested homeowners should make sure the sale is as visible as possible.

This could increase the number of potential viewers and buyers.

The expert added: "Make sure you get a For Sale board."It is there 24/7 quietly selling your home to passers-by."

It may also be worth giving the listing a refresh if the property has been sitting on the market for a while.

Jonathan continued: "If you've been on the market a while, consider getting the details refreshed and having new professional photos."
