Design choices in your home can be off-putting for potential buyers

If you are struggling to sell your home - or preparing to put it on the market - experts have spoken about how you could accidentally put buyers off.

Five design choices, in particular, may be the reason why you are receiving lower offers or why your home is sitting on the market for a long time.


The first few months of the year are important for selling, according to DIY expert and owner of Suffolk Pocket Door Company Carl Benson, who said the "peak in buyer activity usually happens in mid-February".

He spoke about the "lesser-known ways your home designs and renovations can cause issues for potential buyers and devalue your property".

Coloured bathroom suites

While a bold look may be to your taste, it is not for everyone. These design choices can be difficult or costly to change, so some buyers may step back from making an offer altogether.

Carl explained: "Bold or outdated coloured bathroom suites can be a major turn-off for buyers. A simple, neutral white suite provides a blank canvas that allows potential buyers to easily envision the space as their own."

Garden choices

Choices you have made when designing your garden, such as too much decking or artificial grass, could also stop potential buyers from parting with their cash.

The expert continued: "Too much decking in the garden can detract from the natural beauty of the outdoor space.

"It’s important to strike the right balance, as too much decking can look uninviting, while too little can limit the functionality of the garden.

"Similarly, artificial grass may seem like an easy way to avoid lawn maintenance, but it can actually be off-putting to potential buyers as it doesn’t offer the same environmental benefits as real grass, it can fade over time and become unappealing, and get too hot under the sun."

Statement tiles

The expert added: "Bold and unusual tiles may be a personal touch but this can alienate buyers who don’t have the same taste.

"Simple, classic tiling and neutral colours in kitchens and bathrooms will appeal to a broader audience and is easier for buyers to envision as part of their own style."

Carl said: "Bright, dramatic colours on walls can make a space feel more personal, but they can also make it difficult for buyers to see the property as their own.

"Neutral tones are universally appealing and allow potential buyers to imagine the space with their own furnishings."

Repurpose rooms

Another easy-to-fix change sellers can make is to ensure your rooms are free from clutter. The expert said: "Dedicated and cluttered hobby rooms, like home gyms or craft rooms, may not resonate with all buyers.

"It’s important to create a versatile space that allows prospective homeowners to imagine it being used in multiple ways, whether as a bedroom, office, or living area."
