Everyone loves a trip to the local pub, but a new study has now revealed how having a great boozer on your doorstep can help boost the value of your home.
According to research carried out by estate agents Jackson-Stops, the pub is the most important lifestyle amenity for three-quarters (75 per cent) of the nation when they are choosing a new home.
The results also underline the importance of several high street staples and the support for local businesses at a time when many are under huge economic pressure.
Some 51 per cent of respondents cited the post office as the most important shop in the local area, followed by a corner shop (45 per cent), farm shop (33 per cent), butcher (23 per cent), baker (21 per cent) and greengrocers (18 per cent).
When it came to local services, seven in 10 (70 per cent) respondents cited access to a local GP as a priority, which was a long way ahead of broadband (46 per cent) and local transport (25 per cent). But it’s not just a decent pub which can help boost the value of your home.

Here are five other unusual things that can increase the value of a property:
Address
Your address can have a big impact on the price you achieve for your home. Top of the list are homes in ‘Warrens’, which can fetch over double the national average.
If you live on a road with ‘Kings’ in the name you could be looking at an extra 20 per cent. So if you live on 'Kings Warren', you could be in for a pleasant surprise when you come to sell your home.
Parking
This might not seem like a big deal in more rural areas but in towns and cities, having somewhere to park could improve your property’s value by tens of thousands of pounds. You could also rent out parking spaces to commuters.
Odds beats evens
While properties with names rather than numbers might seem more exclusive - and fetch a higher value - if you do live in a mere numbered street, you can expect to earn more money if your property has an odd number.
The exception is number 13, which unsurprisingly is less popular with buyers.
Culture
It’s not just about a good pub or a local restaurant. Properties in areas with a vibrant cultural life including historical properties, music venues and art galleries all have a positive impact on price due to how an area is perceived and can add between three and five percent to the value of a home.

Water
Just as a home built on a floodplain will likely see your property earn less, proximity to a river or lake can raise it.
Not only are they good for leisure but properties with fishing rights or moorings can increase the value of a property by around 15 per cent.
