"Decluttering and temporarily removing some furniture can create an impression of spaciousness, allowing buyers to visualise the potential more easily."

If you want to take it one step further, you could capture your property on video.

Herman explained: "We see strong results from properties marketed through engaging video tours rather than static images alone.

"A professionally narrated video walkthrough can showcase your property's best features and bring it to life, helping attract more attention and interest from prospective buyers."

The expert suggested that it is "essential" to take the time to select the right estate agent.

He said: "It's better to select agencies known for actively connecting with serious buyers and those who understand your local market well.

"Good agencies proactively match properties with motivated buyers (in a proceedable position)."

First impressions make all the difference too, so "ensuring the property is immaculately presented is important".

A homeowner who sold her property on the first day it hit the market shared her method for securing a quick sale.

Sarah Able, who works as a PR manager, credited her ability to present her home in the best way to her professional background.

She shared exclusively with GB News what she did before listing her property, leading to the immediate sale.

Sarah said: "I asked a friend for an honest appraisal. After living in a space for a while, you can easily overlook its flaws. I asked a close friend for an honest opinion, someone who would notice things I might have missed, like marks on the walls or the pile of old magazines and books that had been piling up.

"A few touch-ups on scuffed walls and a refresh in the bathroom gave the house a polished, fresh look."
