A homeowner has shared how she sold her property on the first day it hit the market, thanks to careful preparation and strategic planning.
Sarah Able, who works as a PR manager, credited her ability to present her home in the best way to her professional background.
She shared exclusively with GB News what she did before listing her property, leading to the immediate sale.
Sarah said: "I asked a friend for an honest appraisal. After living in a space for a while, you can easily overlook its flaws. I asked a close friend for an honest opinion, someone who would notice things I might have missed, like marks on the walls or the pile of old magazines and books that had been piling up.
Making sure rooms are clean and tidy draws in buyers

"A few touch-ups on scuffed walls and a refresh in the bathroom gave the house a polished, fresh look."
Creating gender-neutral spaces was another priority of the home seller to appeal to the widest range of buyers.
Sarah said: "I made sure the rooms had a neutral vibe. I swapped out any bold or overly personal decor for more universal colours and items."
For shelving, she recommended careful styling with items that create "a clean, spacious feeling" and avoid the cluttered look that can turn off potential buyers.
"Clean windows and window dressings" can also make a significant difference. Sarah explained: "I gave my shutters a good dust and clean and my Roman blinds a steam. This made the rooms feel brighter and more inviting."
Strategically, "first impressions matter". One of the PR manager's key tactics to make an impression was holding an open day, which allowed multiple potential buyers to view the property simultaneously.
This approach created "healthy competition among buyers," which Sarah believed helped drive the quick sale.
She also created "charming spaces" throughout the home using affordable items, which she found on eBay and Facebook Marketplace.
Sarah said: "I picked up a couple of vintage chairs, a small desk, and some vases. It didn’t break the bank, but these pieces gave my home character and made it feel warm and inviting."
Make sure to "create comfort" in the home by "investing in cushions and throws for a cosy, lived-in feel".

Sarah added: "Ironing the bedding and making the bed look like it's from a boutique hotel helped make the bedroom feel luxurious and inviting."
The home seller's final tip focused on the exterior of the property, making it very appealing to buyers upon entry.
She explained: "By planting a few shrubs in pots, trimming the hedge, adding a new doormat, and checking that the porch lights were working; it helped buyers imagine themselves living there right from the start."
