A property investor and home buyer shared her top three tips for "selling your house quicker".
Lisa (known as @nwpropertymum on TikTok) advised homeowners not to set their asking price too high if they want a quicker sale, as tempting as it may be.
The expert said: "Don't necessarily go with the agent that says you can get £20,000 to £30,000 more than all the others.

"Do your own research and look online. You can find loads of information about similar properties in the area - and by all means, test the waters - but keep your expectations realistic."
Providing some top advice for ambitious sellers, Lisa advised: "Your house is only worth what someone is prepared to pay."
The expert also encouraged homeowners to make some simple yet all-important changes to their properties if they expect a swift sale.
Telling sellers to "set the scene", she said: "You don't need expensive staging - just use what you have.
"Take away all the clutter, fix all the small maintenance jobs that you've not gotten around to and give the walls a lick of paint."
Decluttering your house is also a great way to increase your property's value when it comes to selling.
Prospective buyers are more likely to splash out on a home that is neat and tidy because they will be able to see it at its peak.
Indeed, a property expert previously told GB News: "Clear out unnecessary items, organise spaces, and consider staging key rooms by rearranging furniture and making the best of any features.

Finally, Lisa advised people selling their homes to be proactive in choosing the right estate agent.
She encouraged homeowners to ask their agent if they have anyone on the books who might be interested in their property.
If they don't receive valuable feedback or offers after a view viewings though, she invited them to consider doing the home viewings themselves.
