Creating an extra bedroom could make a huge difference when selling your home

If you're looking to put your house on the market, some strategic changes could help you make a huge profit.

According to one property expert, repurposing your garage might be the secret to adding up to £150,000 by the time you sell - just make sure the reconfiguration is given the correct classification.


Property developer and mentor TJ Atkinson Offical (@tjatkinson15 on TikTok) took to the sharing platform with a top tip for sellers.

He explained that the way to make money in property is by doing "reconfigurations".

TJ revealed that he was able to turn a £150,000 property into a £300,000 property with a key change that he believed doubled its value.

He explained that he did this mainly by making changes to the ground floor, including converting the property's garage into an additional bedroom so it became a four-bed rather than a three-bed.

Doing this will make a property far more appealing to larger families who require more space and bedrooms.

"But you've got to be cautious when doing things like this," he warned. "Just converting a garage into a room doesn't automatically classify it as a bedroom.

"Yes, changing a garage door to a window helps but it doesn't mean the valuer or the bank is going to classify it automatically as a bedroom."

But having this classification is vital, as it is this that will create the new value.

TJ continued: "But don't make the mistake of just converting a garage into a room and assuming it will be seen as a bedroom. It could be deemed as a separate living room or a second reception."

To increase the likelihood of his converted garage being seen as an additional bedroom, the expert revealed that he added an en suite bathroom.

He concluded: "Now it's evidential when the valuer or the bank walks in that it's functional and usable as a bedroom as opposed to a second living room.

As for the upstairs floor, TJ shared that he did not make too many changes, just "standard refurbishments".

It is worth noting home improvements do not guarantee an increase in value and garage conversions can be pricey to begin with - so check how much this will cost before making any decisions.

There are plenty of ways Britons can boost their property's value, from minimal measures such as decluttering and adding new plans to huge structural changes.
