Buyers may have new demands post-pandemic, an expert warned

Adding practical additions such as a home office to your property could increase its value by up to 10 per cent, according to a leading property expert.

Property specialist at We Buy Any Home, Terry Fisher, revealed that practical improvements have become increasingly valuable since the rise of remote working.

While many homeowners focus on expensive kitchen renovations, simpler and more work-from-home-friendly additions can have a significant impact on property value and buyer appeal.

Terry said: "A well-designed home office can increase a property's value by five to 10 per cent, potentially adding up to £50,000 to a £500,000 home."

Buyers are viewing home offices as essential rather than a luxury, with properties that include them selling faster and at higher prices.

The expert said: "A spare bedroom can work, but a dedicated office space is far more appealing.

"It doesn't have to be a full extension - converting part of a garage, loft, or even a large cupboard into an office can make a huge difference."

These adaptations are attractive to buyers seeking modern work-life balance solutions.

Another valuable home improvement to consider is adding a downstairs toilet, which can increase property value by four to five per cent, the expert claimed.

Terry said: "A second toilet is a game-changer for many buyers. It's especially appealing to families and older homeowners."

The installation costs are relatively modest, ranging from £1,500 to £3,000. Terry added: "A cloakroom toilet can fit under the stairs or in a utility room. As long as there's plumbing access, installation is straightforward."

One key advantage of adding a home office or downstairs loo is that it can be a relatively straightforward process.

Indeed, Terry explained that "a home office in a converted garage or loft usually doesn't require [planning] permission".

The same applies to downstairs toilets, which typically fall under permitted development if they meet building regulations.

The property expert said: "These upgrades make a property more attractive to buyers, increasing demand and resale price."

With convenience being a priority for modern buyers, these straightforward renovations can help properties stand out from others.

It is important to note that while making such renovations can boost your property's value by up to 10 per cent, this will not be the case for everyone, as your house price will be determined by several factors.
