The areas in England and Wales that get closest to their asking price have been shared, with one region achieving 97.5 per cent of its asking price

Homeowners will do all they can to ensure their property sells for the best possible price.

Fortunately, properties in England and Wales have typically sold for near their asking price, with one region fetching the best prices overall.


In general, houses in England and Wales sold for an impressive 96.7 per cent of their asking price, according to data analysed by Estate Agents GetAgent.co.uk.

While the margins were small, homes sold in the north east sold for closest to their asking price in the final six months of 2023.

While many houses in England and Wales came very close to achieving their asking price, this was down 0.5 per cent overall on the previous six months.

London sat around half way down the table - fetching 96.5 per cent of the asking price - but it was the only region where the percentage did not drop compared to the previous six months.

Property in the East Midlands slumped the most, getting 0.9 per cent less at the end of 2023 than in the first six months.

Co-founder and CEO of GetAgent.co.uk Colby Short said: “In a tough market, managing vendor expectations is key to achieving a successful sale. However this is often easier said than done, with vendors keen to squeeze every last pound out of their property sale.

"Therefore, to see the percentage of asking price achieved remaining so high is a testament to the hard work and resilience of estate agents across the country.

There are some ways property owners can make their homes more appealing before listing them on the market, and this could equate to bigger sales.

Experts shared Britons can increase their house value by avoiding a lighting mistake that can be "an immediate turn off for buyers".

An expert said: "Outdated lighting fixtures and old-fashioned switches/outlets are an immediate turn off for buyers. Replacing these with modern styles makes a space feel bright, new, and comfortable."

This comes as homeowners have been warned of property features that can knock home value by as much as £56,000.
