The latest house price data spells good news for homeowners in Northern Ireland

For Britons looking to sell their homes, new data suggests that property owners are in a good position.

The latest Nationwide House Price Index revealed that annual house price growth remained steady in March, at 3.9 per cent.


In March 2025, the average UK house price sat at £271,316, marking a small increase from February's average of £270,493.

Homeowners in one particular area are experiencing a particular high, as Northern Ireland emerges as the top-performing spot, seeing an annual price growth of 13.5 per cent.

This meant a significant jump from last quarter, where properties in Northern Ireland increased by 7.1 per cent.

According to the Department of Finance for Northern Ireland, as of April 2024, the total housing stock (number of places to live) in the country was 835,988.

Soaring house prices could, therefore, spell good news for almost 8400,000 homeowners, who can fetch more money for their properties when it comes to selling.

While Scotland, Wales and England all saw an expected jump, none of these experienced the same huge acceleration.

Indeed, Scotland saw a 3.9 per cent annual rise, while Wales was close behind at 3.6 per cent.

England saw the lowest annual house price increase of all four UK countries, seeing a 3.3 per cent year-on-year jump. This was similar to the 3.1 per cent annual rise seen last quarter.

Nationwide's Chief Economist, Robert Gardner, commented on the March 2025 figures and what this means for Britons in Northern Ireland.

"Our regional house price indices are produced quarterly, with data for Q1 (the three months to March) indicating that annual house price growth in most regions remained broadly similar to last quarter," the expert stated.

"Northern Ireland, the strongest performer, was a notable exception, with annual price growth accelerating to 13.5 per cent."

He noted that this was "more than double the pace of the next fastest outturn in Q1 and the highest recorded in the region since 2021, though similar to the robust rates of growth seen in border regions of Ireland in recent quarters".
