New research suggests that Scotland might be an ideal location for buying on a budget

The latest Rightmove House Price Index has revealed that Scotland is the cheapest region in the UK to move to.

For those looking to buy but not spend too much money, Scotland, where the average house price is £178,595, might be the perfect option.


The average price of property in the UK has risen by 1.3 per cent (+ £4,571) this month to £359,748.

This means that a home in Scotland is typically £181,153 less than the average home price.

London homes, which could set buyers back by £664,550 on average, are about £485,955 more than their Scottish counterparts.

It appears that Scotland homes are cheaper this January. According to the latest data, house prices were 1.2 per cent more expensive in Scotland in December 2023, with prices going down this month.

However, the prices are up by 5.3 per cent from this time last year.

A house in Scotland takes an average of 42 days to sell, with a sale in London taking 78 days.

But it seems that buyers are jumping at the opportunity to snap up properties in another area.

Rightmove said: "Whilst it’s an early snapshot of 2024, both buyer and seller activity have jumped compared to the same period a year ago, indicating a return of confidence when compared with the unsettled post-mini-Budget period.

"The number of potential buyers contacting estate agents about homes for sale in the first week of 2024 was five per cent higher than in the same period last year, with the growth in activity strongest in London and the North East."

In the North East the average house price is currently £179,557. Some popular areas in the North East include Durham, Newcastle and Northumberland.

House prices in the North East have risen by 0.6 percent this month but year on year they are down by 0.1 percent. On average, it takes 62 days to sell a property in the North East.
