An expert shared tips that could increase the value of your home

Making some small changes to your home before putting it on the market can make it much more likely to take a higher offer.

Updating the garden can add "thousands" to how much your home is worth, according to an expert.


Adding some trees, or ensuring good maintenance of the trees you have, can make your garden more appealing.

This can, in turn, persuade potential buyers to fork out more, according to property surveyor Bradley Mackenzie of Stokemont.

He said: “Whilst some may believe that structures can prove the most beneficial to your property’s value, you’d be surprised to know that the addition of trees can add multiple thousands of pounds of value.

"It is important to be mindful of what trees you add and how you incorporate them into your garden as if done incorrectly, it may end up causing you more problems than benefits."

Planting trees does not need to be a costly task, but it is important to choose the right type when doing this.

Trees that are aesthetically pleasing or that produce fruit are particularly popular with buyers, the expert claimed.

Bradley added: "The key types of trees you want to invest in are ones that provide a lot of seasonal colour, as this will be something that draws people to your house.

"In addition to this, any tree that bears fruit is wildly popular as it provides the homeowner with a unique talking piece, in addition to getting to sample something grown within your own space.”

A well-kept garden is appealing as it is one less job for new homeowners to worry about. First impressions count too, so updating the front garden is important.

Property experts added: "First impressions matter, and improving the exterior of your home is one of the most cost-effective ways to boost its value.

"Easy ways to do this include cleaning and maintaining the garden by mowing the grass, trimming hedges and removing weeds.

"A fresh coat of paint on the front door is also a cheap yet effective way of making your home look more appealing.

"Whether you choose a bold colour to catch potential buyers’ eyes, or a neutral shade for a more traditional look, this can be done for as little as £50 if you do it yourself."
