Homes with extra bathrooms could sell for a staggering £135,000 more than those with one bathroom, according to new research from estate agents Yopa.

While bedrooms remain the primary concern for property hunters, bathrooms have emerged as the second most essential feature for home buyers.


Sellers hoping to get more for their properties can benefit from this, and they don't need to install a large, state-of-the-art bathroom to do so.

A small downstairs bathroom or ensuite can still boost property value by nearly five per cent.

The price difference between homes escalate as the number of bathrooms increases, making multiple full bathrooms an expensive luxury for most homebuyers.

This means sellers hoping to benefit from this and cater to potential buyers could consider adding another bathroom to their home.

Homebuyers can find more affordable ways to add bathroom space to their properties.

An ensuite bathroom adds a premium of 4.8 per cent to a property's value, equivalent to approximately £15,000 in the current market. Downstairs toilets offer an even more attractive option, adding five per cent to a home's value.

Adding an ensuite can cost up to £4,000 on average, according to Home Advice Guides, meaning it could potentially bring in much more money than it costs to do.

These alternatives provide practical solutions for families seeking extra facilities without the substantial price tag of a full bathroom.

The cost of adding an ensuite bathroom varies significantly across different regions of the UK so it is worth checking if this is likely to be worthwhile.
