House prices are constantly changing but Britons looking to buy a house have been told where they may be able to find the cheapest ones on offer.
A Lancashire town has been named the area with the least expensive properties, with the average house priced at £107,314.
A study conducted by steel roofing supplier Cardinal Steels and Online Marketing Surgery found that Burnley, a town in Lancashire, is the cheapest local authority in the UK to buy a house.
The experts said: "With constant inflation changes, the opportunity for first-time buyers to get a mortgage offer that is affordable and reasonable is extremely difficult. This is leaving people either not moving out at all or paying to rent a place instead."

The experts at Cardinal Steels said in their House Price Report: "Nestled in the heart of Lancashire, Burnley claims the top spot as the best area to buy a house, boasting an impressively affordable average house price of £107,314 this year.
"Burnley’s housing market stands out with a remarkable margin of over £10,000 compared to the second-ranking area." The second-ranking area is Hyndburn, with an average house price of £120,181.
The experts continued: "Even in the face of inflationary challenges in 2023, this figure represents a significant reduction from the previous year’s average of £114,397, making it an even more enticing area for prospective homebuyers."
Burnley is certainly worth looking at if you're a Briton looking to buy on a budget. Visit Lancashire said: "Burnley is a thriving market town surrounded by breath-taking Pennine countryside. Burnley was once known as one of Lancashire’s most prominent mill towns and has even once been awarded the most enterprising area in the UK."

Burnley is home to The White Swan which is the recipient of a Michelin star. The Michelin Guide described it as a "traditional place where you’re guaranteed a laid-back atmosphere and a good pint".
The Michelin Guide added: "The concise menu allows the kitchen to concentrate on producing good value cooking from small batches of locally sourced produce. Dishes might appear simple at first, but there's impressive depth of flavour and some playful elements hidden within.
"The cheeseboard with homemade crackers and English truffle honey is a must, and there are some interesting wines available by the glass."

Burnley is also home to the marvelous historic house Gawthorpe Hall, the fascinating Queen Street Mill Textile Museum, and the fun-filled HAPPA - Shores Hey Farm.
Britons can also find very reasonably priced housing in Hyndburn, Lancashire and Hartlepool, County Durham, where average house prices are £ 120,181 and £123,829, respectively.
But despite there being cheap properties in England, overall it is an expensive place to live. The experts found that Northan Ireland is the cheapest country in the UK for house prices at £177,611, while England is the highest at £302,164.
The highest average house prices were found in Kensington and Chelsea, Middlesex, where properties go for around £1,125,353.
