A garden is a must for many potential buyers

Sellers who are lucky enough to have a garden can add even more value to their property with easy maintenance tips, according to experts.

Ensuring your outdoor space is well-presented does not cost a lot, but can make your home more appealing to potential buyers.

This is one of the easiest - and cheapest - ways to add value to your property, according to the experts at London rubbish removal company.

They said maintaining your lawn is enough to boost the value by up to three per cent. The average property price is £373,493, according to Rightmove, which would see an average rise of around £11,200.

The experts commented: "Regular mowing, watering and fertilising keep your lawn lush and green, creating a great first impression.

"A healthy, vibrant lawn can signal to potential buyers that the property is well-maintained, which can increase its overall attractiveness and value by approximately two to three per cent."

First impressions are very important to buyers so a well-presented garden can make them more likely to part with their cash.

While mowing the lawn is the best free hack for boosting a home's appeal, the experts shared other ways to add value for those with a bigger budget.

The biggest increases in property price can come from building a patio or deck. This can add as much as £33,000 to the value of your home, but can be costly to do.

The experts explained: "A well-designed outdoor living space can significantly increase the usability and value of your garden.

"Patios and decks provide additional functional space for entertaining and relaxing, making your property more attractive to buyers. This can add eight to 10 per cent to the property value."

A spokesperson added: "Maintaining a well-designed and flourishing garden can significantly enhance the value of your property.

"A meticulously cared-for garden not only enhances the aesthetic appeal of your home but also contributes to its overall market worth.

"By investing in landscaping that includes a variety of plants, trees and well-maintained lawns, you can create an inviting outdoor space that potential buyers or renters find irresistible.”

This comes as the UK regions with the most affordable properties right now have been shared.

The north east, Scotland and Yorkshire & Humber have some of the cheapest houses on average, according to Rightmove.
